LOAN SIGNING NOTARY CARDS (ACTUAL / )

QUESTIONS AND VERIFIED CORRECT ANSWERS

Why should a notary use their time wisely ----Answers---- Notary signing agents have to manage their time wisely because they often deal with several mortgages at the same time and so tend to have very busy schedules. When the signing agent finishes all of the essential procedures with the borrower (including the verification of his/her identity, signing and dating all of the documents in the accurate manner, notarizing the documents and leaving the borrower's copy of the documents with its owner) at the agreed place suitable for the borrower, he/she has to deliver these documents to the next designated place safely and in time for closing. When the loan is closed, the borrower becomes the owner of the property, representing the lender's pledge, and the signing agent's services are accomplished.

If the signing location is the home of the borrower, where should the notary park? ----Answers----it is better to park on the street and not in the driveway. Call the borrower and see if there is something that you need to be aware of (a dog, a driveway just painted, a special way you have to follow, etc.).Not all signers are the owner of the home—some of them are renting back homes, etc.

If the signing location is a restaurant, café, library, etc., what procedure should a notary follow ----Answers----be on time and advise the borrower how you are dressed and where you will be waiting. The use of a cell phone is important. 1 / 4

How should you introduce your self to a borrower ---- Answers----You can introduce yourself, saying your name and the company you are representing.

What is an Appropriate Place for the Signatures to Take Effect ----Answers----Inside the borrower's home, ask for a table.Try to sit at the head of the table and put the borrower to your left. If the borrower is more than one person, the other person should be at the left of the principal.

These positions are advisable because all documents could be at the right of the notary, the notary can see the document and pass it to the signer (signer #1), and if there are more than one signer, #1 will pass to signer #2.

Remember: There are many documents to sign, and sliding

paper across the table will not make the notarization done correctly.

These positions are also referred to as clock positions.

Signed documents at 3 o'clock 2 / 4

The notary at 6 o'clock

Signer #1 at 9 o'clock

Signer #2 at 10 o'clock

All signers must provide? ----Answers----current, legal ID; for this purpose, a state-issued ID (a photo of the holder is essential), driver's license or passport can be applicable, but documents such as birth certificates, credit cards or social security cards are not applicable for this enactment. Therefore, only when the signer has been correctly identified and first, second names and surnames in the documents coincide with those in their ID can the signing proceed.

A notary must verify that the name on the signer's ID is ---- Answers----identical to the name on the document before it can be notarized.

Example: If the document states "John Smith Jr.," then the ID

must also read "John Smith Jr."

If the document states, for example, "John C. Smith," but the ID reads "John Smith," can the document be notarized ---- Answers----that document cannot be notarized because the identification document contains less information than does the signature. 3 / 4

If, for example, the document states "John Smith" and the ID reads "John C. Smith, can the document be notarized? ---- Answers----that document can be notarized because the identification document contains more information than does the signature.

Note: The identification document may contain more

information than the signature, but never less.

After correctly identifying the signer, the signing agent will ask the borrower to bring? ----Answers----all requirements already arranged at the call, such as a photocopy of ID, social security number, W-9 form, check or money order, etc. to be collected.

The signing agent will open his/her folder or envelope, showing all documents to the borrower and state ---- Answers----that a copy of all documents will be given to him/her at the end of the signatures. The documents' copy will be placed aside from the original documents.

When should a notary the begin filling his/her journal. ---- Answers----Once having the ID of all signers,

What should a notary do when filling the journal ----Answers- ---give the documents to the signer. Some notaries prefer to show the borrower some documents first and the others follow in their order.
